We hunted down around Smithville for years. Lots of people that don't wanna be found down there. We were about 30 minutes from Mena, Arkansas. Right along Mountain Fork River. I love it down there.

@Roothawg, Small world it is. Smithville is right next door. The kids in Watson go to school there now. Youre right about folks liking our privacy too. They just recently voted to stay unincorparated.. Great grandpa settled up there & opened a Conoco station & my family has been there ever since. If you know the trails you can get to Mt. Fork without ever hitting a highway. I didnt mean to muddy up your thread w my BS..sorry.
No worries my friend. Most people have no idea where Smithville is. We used to spend a lot of time around Boktuklo mountain. My father in law was born in Rattan, so he knew those hills like the back of his hand.
OK, finally an update. We got our plans back. We got our financing finalized and picked up the check yesterday. Met with my plumber, yesterday. Meeting with the steel building guy today. Things are moving finally. Here are a few pics of the plans.

Why, yes you are correct my friend. In the corner of the mechanical room will house a 4'x4' elevator.
I pondered that for about 10 seconds. I have a full walkout basement, main floor (master/kitchen/living) and 2nd floor...each floor has a private bed/bath. I decided that I could drive my car down to the walkout when I get old, I will use half of it to keep the utilities. but for our long term goal, I put the washer/dryer on the main floor. My wife and I will have everything we need on one floor. I will incorporate doors that will accept a wheelchair possibly, a friend did that. Setbacks are inevitable @Roothawg, but good to see you recovered. Looks nice! I totally agree about the porch. Mine are only 2 sides (front/rear), and only 8'. I originally had a 54'x54' home with 10' full wrap around. I thought it would be better to spend more time before I killed myself building it. I hope I'm a few years from retirement myself. PS - I like that produce truck...I want to get my company painted distressed. I'm still holding out for a car lift. Between you and me, I'd ditch the plan for an elevator and get a car lift. You may have one planned, but not on your plans.
Thanks, we try. I have a lift. I'm going to buy a couple more. The elevator is for hauling heavy stuff upstairs. No more ladders if I can help it.
Oh man, the rendering of yalls place looks awesome ! Quick thought to consider. An exhaust vent port with a hose to connect to the tail pipe. That will keep the carbon monoxide out of the shop and not having to open the door and lose all your heat/ac. Like they used to have in shop class.

I'm gonna be happy to get one. I have an idea to use chain hoists to hoist from basement to main floor, however, I can bring most stuff in from the main floor. On the rear I have 2 sets of French doors. I decided not to frame any storage on top of my shop as cost savings. From the top of the walls are 12' and only 16' for the top of gables. Mine are low pitch (5/12), to match the home. I wasn't lucky to get myself into auto class in school. My local community college has a popular auto program, but I have never taken the initial classes. I'm more into woodworking, metalworking, blacksmithing, welding, leather, et al... I think it's like everything...how often will I be running my cars and truck with the doors closed? I think I'll be doing other stuff...but if I was focusing on auto, that would probably be invaluable. If I lived in the dust bowl, I'd be thinking about tornados. Or if I was in Florida, I would be worried about hurricanes. Ain't life relative? I am worried about earthquakes...and fires... Lastly, if my shop was connected to the living space, I would take any/all precautions in regard to safety. Blacksmithing, as an example, really needs to be handled with kid gloves when done indoors. This is to say, do it outdoors. In my case I often worry about spontaneous combustion, as I often use products with linseed oil.
I will have 18' sidewalls. When I fell and injured myself, I had a lot of free time to peruse the old internet. There are a ton of videos out there about DIY elevators using electric winches. I will say that I would like to design a lock system top prevent free falling if there were ever a cable failure. It's doubtful that it will happen, but it was doubtful that a ladder would decide to fold up catastrophically while I was standing on it also....
Once you have one, you'll never know how you survived without one. By far the best investment I have ever made.

It's getting real fellas. I meet with my steel building guy next Tuesday to stake the corners. I'm gonna use the 3 day weekend to dress up the pad and do a little tractor work.
