    I'm kinda surprised, the track and buildings look pretty decent, well except for those grandstands, they need a little work. For a place that's been closed 3 years, not bad! I don't see any vandalization or anything.

    Also, you get a cool ambulance with the track! :D

    It's a good long way from DFW, like 150 miles? but only 45 miles from Tyler. Ehh I doubt it'll make any money but if we have a paid off mortgage how much does it need to make to pay for itself?! I dunnno.

    More importantly , what will it be called? The HAMB raceway?!

    I have the perfect use.
    HAMB retirement center.
    Build 4 car garages with 2 beedroom houses on top of them along the properity line, full machine shop on the properity, body shop, all ran by retirees, and instead of checkers or 500 in the afternoon, we have 1/4 mile grudge matches.
    Life is good

    That's how the ownership of the Green Bay Packers is/are. They sell certificates and there are many owners , I think in the thousands.If they're ever sold all the money goes to an American Legion post.

    How long does it take for a northern boy's blood to thin out so he can survive the heat? I can't stand the winters here in Michigan any longer and I don't have time for Al Gore's global warning to kick in. I'll volunteer for maintaince duty and bring my own tractor and equipment. However I'll need a 50' X 100' for the lifetime collection of junk, er,............valuable automotive artifacts. ;):cool::D

    This is exactly what I was thinking until I got to your post & beat me to it :)

    Everyone like minded, several people with big shops to hang out and share their individual skills at. There's some people here looking to move to where it's warm & no winter to build new custom / body & machine shop anyway (eh-hem). Set up a gas station where we can sell gas to ourselves under the table at cost (might as well dream big while you're dreaming?) A total car community. Living so contented would have to add years to your life.

    As far as so many partners, I don't think people would expect to have their way with only 1K invested. A grand doesn't buy anything any more and there'd be plenty of takers of someone wanted their G back. I just need 3 acres on the outside edge for a shop & horses;) Does the line start here ?

  13. With all those trees, looks like plenty of well water. Easy to get to off I-20. Gotta be a grocery store at Hallsville. Probably a Walmart at Longview down the road. When do we break ground?

    Oh shit.... just noticed Shreveport is just down the road. Don't they have casinos in Shreveport? hmmm. Viva lost dragstrip baby.

    I've thought about something like this before...a retirement community for hot rodders ...but you don't have to be retired to live there. Hell, if the property was paid for all you really have is taxes and upkeep...sell memberships to the track so local guys can come run anytime they want (within reason I guess) and hold a few races each year to raise the needed cash and there ya go! For this property you could sell building plots for say 10K each for people who want to live there and maybe sell lifetime memberships at 1K each. and even annual memberships at say $100 each.
    Let landowners build the homes they want so they don't bitch about what they are getting. Build a kart track and sell memberships for that seperately. If you sell enough memberships it would easily pay the insurance and upkeep plus maybe even some of the retired guys could work there as caretakers and earn a little racing money.
     
  20. ....don't forget a few hours with a dozer & sheepfoot roller to build a small oval track to play with old stock cars, midgets, sprints and rent for test & tunes, and even vintage races on Sat./Sun. nights. (dirt lover at heart:))

    Heck, I feel better already just dreaming about it. :)

    With all the skill and manpower here, anything could be accomplished in short order. .

    Hell put me down for a plot, too! I won't be building on it anytime soon, but I'll have it ready for retirement!

    The dirt track idea was the icing on the cake :D It's 94 acres or something, so there's a lot of potential for mayhem!!!

    Can we make it a figure 8 track while we're bulldozing? Cuz figure 8 racing is the shit!!!

    That track is sweet. I set a record there once and I'm 100% positive it had nothing to with the fact that the track goes downhill after the 1/8th mark.

    For the retired guys with business skills that want to stay busy, a convenience store, old timey, like the old corner stores, no fancy high dollar deal, just a wooden building with a counter and cash register. Old vintage signs, big front porch to pull your hot rod up to and sit, play checkers, whatever. Just like the 50's all over again.

    .....a small speed shop with all the regular necessary stuff, gaskets, heim ends, etc., and sheet steel & tubing. (I got the bender;))

    The hardest part of coming up with a business plan is that you have a ton of legwork to do to figure out the spreadsheets and expenses.....i.e. electricity,garbage,insurance,revenues,projected profits,plumbing expenses,toiletpaper costs for the latrines,resurfacing the track and return road.....etc.etc.
    It would take someone with real planning skills to lay it all out and of course a good attorney to keep it all straight and legal so one guy doesn't feel he got the short end of the deal and cry to the courts when he sues the track for some stupid little reason. remember...having a partner is like being married...and having 3 or 400 must be like living hell!
