Sorry to hear that. I think that number is pretty low of you ask me. Mine is 50x120x18. If I were single, I would have an apt upstairs approx 1200 sf. And that would be it.
If you haven't done it yet, & still can, Run the fiber-optics cable(s) now, or at least put in some runs for them later. We're just getting it here in MN, at least where I live. Marcus... & TT; Ouch, that hurts, in a few ways. Hope things work out well for you, soon. A small-ish trailer-house for temp living? While the new(est) shop is being built? Contractor-deal might be acceptable, if you get what you need.want... Don't think I could live in CA, for a lot of reasons. Someplace South outta the snow does sound good, though. . Marcus...
We have fiber here in the shop. I wired it with all Cat 6E. I have the office wired, all the TV’s. Etc. I have pre wired the walls for surround sound.
Thanks, I don't want to de-rail BossHog's thread, but things will hopefully work out. Trying to get my home listed, pay my taxes and get the flock out of here before it crashes. My CPA told me that there's a lot of people thinking like me, cash out while we can and get the flock out of CA once and for all. For me the worst part will be separating from my wife...but we will hopefully visit each other. I would visit Japan if I had a place to stay. And she will visit here...I'll just get a dog...LOL
Guessing you were able to water the new sod for free again last night? Hopefully it didn't wash away.
The new sod is in overdrive. It only has a couple of spots where it is slow to grow, only because it’s where water stands. Come July, when Bermuda kicks in, it will spread like wildfire.
Spray foam guys are getting after it. I snuck in and snapped a couple of pics. This is roughly 8” of foam in the walls. A layer of closed cell against the sheet metal and the rest is open cell. I think he said the R value was around 39 on the walls and 35 on the roof.
This is what they use to flatten it. It’s basically a chain saw with a special attachment. This is the wall after it’s leveled.
BossHog, How much does that insulation cost? I am looking at a shop that uses the foam panels, 2" thick, 4x8s, but it only provides R-13.5, which is not even good to live in during the Idaho winter. Does the foam fill in the entire 6" depth of the framing? His panels are about 1/3rd the framing, but seems that would be better with the foam like you used. Those foam panels are about $55/ea at Home Depot...I was thinking it may be possible to fill in the framing, I don't know if it's 6" as it's steel. You may have some steel, but above is obviously stick frame. I was thinking about stick framing 500 sq.ft. to live, and calling my $800/year good on taxes, if I buy it. I want to go up and camp on some property I'm interested in after Labor Day...I want to negotiate just before winter is heading in... How do you get taxes on the living space inside? You have to pay taxes on that, right? I haven't found a state that doesn't charge for living space, yet. Yeah, looking at it, it looks like the steel supports are only 4" deep possibly.
So, I am sure I’ll have to send my plans to the county for their assessment. Otherwise they will tax me on the entire 6,000 SF. The foam is about 8” thick. I have a 4x4 frame plus the 2x6 wall.
Yeah, this seems pretty common for all states. Although, Idaho is a lot less for property tax with no living space on it, it's also not uncommon for small 500 sq.ft. cabins with 4000-5000 sq.ft. shops for the same reason. The above has the concrete beefed up for machines and heavy equipment, and there's a large flat area all around the shop, so the taxes are low. But based on .4% of $325k, that's about $1200 per year taxes, about 1/3rd-1/4th of what CA charges. We also get taxes for everything and why my property is assessed at $560k but I pay $9k for taxes/year. At 1%, which we're supposed to be, they would be about $6k/year with a couple bills for local schools. Is you foam cheaper than the above panels I mentioned? Pretty sure they're about $55/ea at Home Depot, and I think that is pretty much true across the country. I figure there's easy 100 panels, so that's gotta be $5k-$6k for the panels alone, not including labor. The top braces do make it look like it could withstand a heavy snow load.
It's not cheap, but they did a ton of foam. They sprayed about 2500 sf of living space plus the roof and then we had them totally spray the garage for mama's car. It got sprayed the roof and walls and then we sprayed a layer between the house and the shop to cut down on noise. All of that was $15k.
Man, looking good Chris! You will love that foam.....best investment I ever made in my shop. I only had the roof done and did fiberglass in the walls, but the foam alone on the roof made a HUGE difference. Having it all over like you did will make that place snug as can be. Nice!!
Unfortunately, the shop got the standard R3 batt insulation. The spray foam is for the living quarters, shop office, her garage and ther welding shop.
