This type of facility might work these days. It has been done in the past but high rates of theft, non-payment of rent, and insurnace premiuims shut down the idea.

If you've got access to a 'military buddy', almost every military installation has a similar setup with stalls for rent like this. Although theirs are designed for relatively short term usage, this place sounds like a dream.
The problem with places like this is that those damn kids bring thier junk in there and "ya can't polish a turd.'

I'm sure you know this but rent is due in advance if you don't want to get stuck with a building and yard full of junk. Having to rebate a prorated amount if they leave early is a whole lot better than chasing someone for back rent (which BTW, you'll never get) A little reminder about a week before rent is due would be a nice jesture,, so they have a week to come up with an excuse for not paying. I really wanted to do the same thing. Seemed like it would be a decent place to own/operate/hang out. I never really looked into any of it because I let alot of nay-sayers talk me out of it...not to mention I'm flat broke! Anyway, one of the BIG issues is going to be insurance. You are going to need some lawyer friends in your corner so that the first time some dunce burns themself, crushes themself, gets welder's flash, (or any of the other 1000 injuries) it isn't in any way YOUR fault. You might even have to show some kind of proof that people that are using the big dangerous stuff have some kind of training...things like torches, welders, lifts, etc. And make damn sure you have all that safety equipment available for sale when they forget their safety glasses or face shield. Better yet, come up with a bulletproof release form, but you always hear of people getting around them. The other concern I had was exactly what happened here. One guy calls another guy's car a turd and it could turn into a fight or some kind of gang war- whether it's intended to be malicious or just good natured ribbing. I know it sounds like I'm taking all the fun out of it, but you have to protect yourself from these kinds of dunces. They'll hurt themselves, sue you for whatever they can, and be off looking for the next "mark." I'm very anxious to see how your business does. Best of luck to you.

I've been there for 6 months and it's time to bring it home. The guy who runs it is VERY cool to deal with. He lives at the shop, 60 years old, retired and likes beer. I can't say enough about the place. pico and soto street, on pico
im a member at a club similar to this one. we have a body shop with 9 stalls, an mechanical shop with 6 stalls, paint booth, 2 lifts, sandblasters and other stuff. we have a limit of 125 members with a membership rate of under $200 a year. stalls are rented for 3 months at $1.50 a night. The place has been around since 1961 and was originally opened to organize the auto clubs around the city. it is a non-profit organization, and was originally part of the school system. the original members had some rad cars.
