Pole garage: the solution to a problem

    I was looking for some lumber to redo the deck on the trailer I bought a couple weeks ago and came across this little slice of heaven. 30'x40' Pole garage has 1- steel walk door, 2- 9'x7' overhead doors, painted metal siding, material and plans.....$6499.00. Looks like it has two sun panels in the roof to help with light. If you add a slab, electricity, plumbing, insulation, and other goodies, do you think you could do this for less than $10K? I realize it will depend on what part of the county you live in. I'm thinking a whole new retirement community with Airstreams, picnic tables and pole garages full of hot rod wealthy baby boomers.:eek::D

    I built my 30x36 shop for right at $5000.00 total including concrete, plumbing for a sink, and wiring. I had one of those carport places come put up the metal roof and studs then I put vinyl siding on the sides and back, ordered concrete and had a couple friends help spread it, put siding, garage door, and walk in door on the front, then I wired it up. I ran out of room so I added another 20x20 carport off one side. It was just a little over $1000.00 total for the addition doing the same thing as the main part.

    When did you do it? Them prices seem ridiculously low right now...:D

    4 years ago. The roof/studs was $3400.00 installed, concrete was $1000.00, siding, plumbing, and wiring materials were $600.00. I did all the work other than the roof erection.

    who do you know to get that much concrete for 1k. its big money around here.

    when I built my first home shop a dozen years ago, I started to go with a pole barn type structure. My wife wanted me to check the difference in insurance between all steel and wood frame. The wood frame is about twice as much to insure; if that is on your radar screen. After i talked to a hot roddder down the street who lost everything in a fire a few years ealier, I went all steel.

    I believe them prices to be very good 4 yrs ago, I would suspect that same building would be at least double in price today, Looks very good BTW....

    Concrete in michigan is at or around 100 bux per yd...

    Late last year I was looking to put up a garage 24x30, stick built, basicaly a kit from Menards. Concrete was $5000 to $8000, and the shop would be around $6000 with nothing done on the inside, so around $15000 with insulation, wire, and drywall. I need one bad too. Money is tight.

    Just priced a 30 - 40 with a pad in front and drive. $18000 for concrete alone...........

    them prices are with labor obviously, his was just materials...there is only 15 yds material in a 30x40, so 1500 for materials....Thats 4" even at 6" its only 2250....Good money in concrete business...A 30x40 floor 4" should cost no more than 3000 dollars installed tho....2.50 per sq ft...4500 at 6"...

    were do you live, I better relocate...Concrete is my game...:D

    Oops, i didnt see were it said drive to, still seems high unless the drive is ungodly large...

    I would have to agree with Bugpac and dbradley..9 years ago i had a 30X32 Lester pole barn built..with a Thick concrete floor and it came close to 16 grand..michigan..and yes concrete is going out of sight now..probably past 100 bucks a yard

    you definetly got good prices..although it always looks cheaper on paper until you start adding all the shit you need for it to operate like a complete building..electrical..lighting..insulation, water..yada yada yada you know.
     
  16. i spent roughly 20 grand give or take on a 75x40 pole barn , concrete floor , electric and water hook up and no insulation as of yet with 8 panels in the ceiling for better light, i have the height to go 2 story some day if i wish or when the boss finally decides kicks me out of the house.. i could have saved more by doing the work myself but i just dont have the time to do things like normal folks do..

    to much? maybe but its 600' feet from the house and i can do what i want and not worry about disturbing the family..

    I built a 30x32 shop last summer. Cost a little over $20k completely finished, including heater and steel ceiling. Flourescent light fixtures alone were $500. One thing I did that is very handy is to put an overhead door on each end, makes dragging dead vehicles in and out much easier.

    I just paid 68.00 a yard for 6 sack mix here but they said its going up. I was a concrete contractor 15 years and doing flat work for 2.50 a sq.ft. is a good way to go broke

    I am thinking right now, a wood structure is going to be far less than steel, With the soaring steel prices etc, If your in a cold climate and plan to heat all winter, Seriously look at a foundation and not just a rat wall, My buddy heats a 30x40 with in floor heat and a gas water heater fairly inexpensive, the in floor heat is ridiculously high to do as most are doing, The tubing is ungodly priced, I plan to use 3/4" black poly pipe in mine, Its 1/3 the cost and last underground as long as me and my kids will ever be around...

  22. Im just finishing up having a pole building put up. We used T 111 siding and a plywood and composition roof. I didnt want a metal building, I wanted to match the house as much as possible without breaking my small bank. Its 18 x 28. The floor is 4 inches thick fiber filled and has a vapor barrier. The cement work was a little over 2 grand.

    Nothings cheap anymore.

    Nothing. I screwed it to the metal studs. I live in the south we are lucky if it snows once every 3 or 4 years and stays on the ground for 30 minutes. It does get very hot though. I could not afford to insulate it and run AC. I have to live with big fans.
     
  24. yeah the electric bill would kill you in the summer , i was even considering some kind of sky light in the ceiling something that would open and let the heat out..
