So, our office in Dallas is closing, going to merge with the one in Austin (Arboretum) and so I might be moving too.

I'm getting to the age where I really only want to move one more (last?) time and so would like some land. I'm looking for 10 acres minimum, I don't care if it has a house (or any buildings) and I'm not looking for a converted field either :)

Something inside of 30 miles would be good, does anyone have suggestions about what areas will be nicer than others? I'd like to keep the expense at or under $100K.

look east of austin, it is flatter and therefor less popular. West is hillcountry and expensive.

Elgin is nice. A little further than 30 miles from the Arboretum though. There is alot of land for sale out just past Leander in Liberty Hill or out in the Jonestown/Lago Vista area(if you don't mind rock instead of dirt).

There was A killer spread just outside of Manor Texas (real close) recently. nice land...some wooded, some not.

as I recall...almost enough land to put in a 1/4 mile dragstrip with about 1/2 a mile of shutdown....:D

Thanks to all the responses so far, don't be shy about keeping them coming. BTW, as far as the 1/4 miler goes, I gotta sleep too!

Yeah Manor if the hot spot for buying land right now, better get it while its hot boys, builders are buying land out left and right out there, unfortunately land bought the past few years by builder that were planning on developing now and into the future are on stand still, the market has really hit builders hard..builders got greedy.

So people that have land out there and were waiting on a builder to come in and offer them big bucks is not happening. So there will come a point where individual land owners need to sell for whatever reason and you can get good deals.

Its a buyers market right now so it the best time to buy, if your selling that's another story, some of my listings have taken longer to sell than years before.

Anyhow won't get in to this real estate thing, I can go on for hours.....

  8. I work in the Arboretum and live in Round Rock. Love it. My drive is 20 minutes to work and 20 minutes home thanks to the toll road. Without, probably closer to 40 min. I leve in East Round Rock and love being there. It will be real hard to find something under 100k but worth checking out

San Marcos is cheaper but it's a growing town and is known as "The Other Austin".

Good luck, even in Thrall(40min drive), just outside Taylor(30min drive) is selling for 12K-20K an acre.

It's looking like 150K is a better number - at least to start the search. We're coming down tomorrow, just for a look-see. I've seen a little Lago Vista for under that number, it's probably worth it to spend a little more for the better view.

So, besides Rudy's, and County Line, where do I have to eat tomorrow?

Only a $150K for 10 acres in a decent area with some kind of views? How much are decent houses going for around there? You can't buy a decent cardboard box around here for $150K.
