Can anybody recommend a good garage floor sealant? I would like to end up with a painted garage floor, as opposed to a clear sealant. I saw a while ago on tv a floor sealant that comes with texture chips you sprinkle on the paint when done.

Anybody done something like this to their floor? Any suggestions, warnings?

    Thanks guys!

My garage floor was poured in 1987, and I had the best guy in the area float it. I asked for a glass smooth surface and got it, I think is was within a few days that T put Thompsons Water Seal on it. This has held up real well, oil spills clean up with out a stain. I've never seen a painted floor hold up in a garage.

The first thing is ,how old is the concrete? if its relatively new and not dusty or cracked the new epoxies will work, but pricy IMO. if the concrete has a lot of wear and tear or flaking,it will need a a lot of prep and Im not sure it will stick , I go by this theory, notice the floors at Home Depot etc,all bare concrete with some sealer on them.If the concrete is ok I'd seal it and leave it alone. over time, especially with floor jacks, welding burns, and other abuses the epoxy will chip then you got a bigger problem the epoxy will be real hard to remove or repair.

The concrete is pretty new. It is also pretty stained in some places.

The appeal of epoxy seal is the coverup of all the grimy areas that I can't get all the way clean.

Has anybody around here used epoxy seal or some other similar product with any long term success?

    Thanks,

  7. I used an epoxy on mine that I got from one of the local "professional" paint supply houses. It is the same two part epoxy that is used in service stations. I was going to use the stuff they sell in the mags and at Menards, Lowes etc. but if I recall it was going to run me like $500-600 bucks. I did my entire floor 30x30 for $120.00

I used the Valspar one available at Lowes and Home Depot. The big key is cleaning the concrete really good...

Scott, I just painted the floor of my garage using a two part commercial grade epoxy that Duron paints sells. The floor is 15 years old and in bad shape. I soaked it down with Castrol Super Clean, then pressure washed it. Let it dry for at least a week before you roll on the paint. Also put the sand mix in or you will break your neck the first time you go on it with wet feet. My friend used the same paint on his garage floor 4 years ago and it still looks great. It sells for $50+ a gallon, but I talked the salesman into selling it for $32 a gallon.

  10. I coated mine with a healthy dose of 30 weight Wal Mart oil and DexronIII....never peeled off. [IMG]also keeps dusting to a minimum.......... [IMG]
the secret is to do it first thing /just after the concrete dries for the first whole day you've had it poured.

My shop floor changes color every time I paint a car.
