OT/My rant on "business"

    Here goes........ [​IMG] About a year ago a really good customer of our was looking for some property to build a new office on. Well I knew our lot was for sale.(mind you we have 3 business's on our lot) So I helped hook these folks up with the owner and helped seal the deal...They promised we'd have a home for helping them out. And they needed there fleet Mechanics near by as well....So a year goes by. They have let the other tenants tear down a fence keeping the hoods out of our back lot, and just said deal with it. then they took about 75% of our back lot parking away. and said deal with it..then told us if we didnt like it we could just go away...well we sucked it up and went with the flow....well the flow ended today. The bitch man hater came in and told me that our lease was up at the end of the year and that was the end of it. We had to move.....I mean we have been looking off and on but. shot man to be told by this bitch and have nothing to say........UGGGGGGGGGGGGGGGGGG!!! I hate moving and my pops has so much shit to move and now we have to get on it!!

    We didnt want the whole Property. its way to much for what we wanted and the ground has so much pollution in it you could never add on or tear anything down without a EPA nightmare

    Sucks, man.

    But, it sounds like they're a bunch of worthless grubs who don't know what they're doing. They've been slowly messing up your livelyhood with stuff like the fence and parking issues, and they obviously don't have the brains to realize that keeping a happy tenant works well for BOTH parties involved.

    Fuck 'em! Hopefully you'll find a better location and the dumbasses you leave behind will end up owning a run-down shit-heap in a few years that NOBODY will pay a dime to rent! Then the vermin and homeless can have at it!

    I'd help ya move (the light stuff [​IMG]), but you'd have to pay for gas!!

    Good luck, Bro...hope the move goes well and you end up somewhere better!

    The guys behind us have her wipped..they now have a deli/tackle shop/boat motor repair/detail/ lawn scaping/large mobile home mover..........yea???? I think they want my shop for a brew through!! [​IMG]

    that sucks Mike. hopefully you will end up with a bit more room at the next shop though. that place is CRAMPED man. i don't know how you guys work out of there.

    My pops keeps everything..I come in early and toss all the old parts of the cars before he gets in..then when he goes on vacation I gut the place...He'll thank me now that were moving

    The key word was ... they promised us etc, not to piss you off, but being a good guy in business will get you screwed every time, Im really sorry,but unless you draw a contract nothing really holds in court.Hopefully you have learned, unfortunately the hard way,the next time put it in a contract AND as much as I hate lawyers, pay the buck run it by him and then you have a valid argument if something like this happens again BEST OF LUCK

    Maybe the EPA or SWiftMuD would like to know what there property is doing to the ground water?

    I've been kicked out, on the 21st of the month, and told be out by the 31st. it's no fun, fortunately, I didn't run my livelyhood out of it. Worse part was rebuilding shelves, racks, pegs, lights, plumbing for compressors and all that stuff that you take for granted will be right where you want them. Find a bigger, better place. Lotsa businesses have shut down, there should be something out there. Good Luck.

    Once we are gone there maybe a couple phone calls to a couple of the right people....as for a lesson learned? Yea we pretty much screwed the pooch on this on.....we wanted a new place anyhow..Now the hunt is on(just sooner that wanted)

    I know what I said sounded harsh, but after being and seeing friends displaced out of rented property time after time I am convinced that it's ludicrous to build a business or anything you expect to be more than temporary on someone elses property.
    Even if you own it sometimes a city will "eminent domain" you out of it but that's less likely.
    Here in LB a Hardware storey that's been in the same location for decades got th land sold out from under them and their rent tripled, just to get them out.

    On that EPA turn in... I wouldn't do it because they would probably turn around and sue you for doing the contamination and since you were there and they are new and judges "like" land owners over tenants, you'd probably lose.
    Can you swing buying some land yourself?
    If you can, do it. After all, you're paying for it in rent anyway!

    Sorry to hear the news but life does have a way of working out. That pefect shop is out there right now waiting for you to find it.

    That comment about you throwing out your old mans stuff is funny. I do the same thing when my folks go on vacation. I try to keep up with throwing out crap that my mother accumulates in the basement. Dads extra car stuff, on the other hand, gets taken to my place and stuck under the beds in my house. [​IMG] One of these days I'll start sticking parts on Ebay [​IMG]

    Aw man Mike, that sucks. I've got a lot of memories tied up in that contaminated shop.
    I saw that that old transmission shop in front of PRs on Fairbanks is up for lease. It's pretty small though and I bet it's expensive too.
    I really feel for you and pops. This is gonna hurt your business big time, I pray that it doesn't.

    Many people have lived of ye ol credit card!! Well be fine. Our lease is up in Jan but we have a couple months to move after that. I just got back from a place for lease by the machine shop!

    Well, one lesson I learned from my great grandmother is, "Get it in writing." She sold her house and the business building out back when she was 72 years old, with the condition that she'd have free lifetime tennancy in the house, no expenses whatsoever. The buyer decided he'd take those odds, after all she was 72. Well, she turned 97 this past year and is still one of the sharpest people I know. The house has changed hands a couple more times, and she still comes with the deed.

    In most states, the current property owner assumes the liability for any contamination when he buys the property.
    If they din't run any tests when they bought it, or if they bought it anyway, they're dead. A phone call to your local
    friendly [​IMG] EPA person could have some desireable effects. After you move, of course.
     
  22. i know how disstressfull this can be, but when it's over, you'll probably have a better location and be glad you moved. who knows, with a better location maybe you have more buisiness. and you won't have to deal with those scumlords anymore. look at it as an oppertunity, not a set back.

    Several years ago I was barred from a bar because a friend of mine had a fight there the day before. It really pissed me off. Why was I being barred? I wasn't even there.

    I could have stewed over it but thought I was a bigger person then that.

    So I went down to the local market and brought a big brick of Limburger cheese. Went home and cut it with a cheese cutter. BTW make sure it's real cold (the cheese) when you do this and do it on newspaper you can throw away after you do it.

    I wrapped each piece in saran wrap and shoved it in the freezer.

    The next day I had another friend take several pieces of the frozen surprise and go down to the bar.

    He shoved it behind the ice machine, behind the cooler, behind the toilet and any where else he could find. We wound up using the whole brick.

    Needless to say the shit hole was closed up in a little over a week. Someone tried to open a Laundromat but that closed too. They finally tore the building down.

    I know this was the wrong thing to do but it did give me great satisfaction.

    As the old saying goes. Payback is a bitch.

    I'm a property manager of office and commercial property and I've been doing it for fifteen years.

    I would never F with a good tenant but then my income is based on having good tenants and keeping them happy. If they're happy they're gonna stay and make me $$$ [​IMG] I always try to be just a little below the going rate in the area cause you get better tenants and they're less likely to move.

    That being said, the way that they treated you is inexcusable and unfortuantely gives all in my profession a bad name.

    Everyone who's got a little cash figures that they can buy property and get a tenant to pay for it. They feel that because they "own" the place, they can treat ppl like crap. They don't realize that there's a lot more to it than opening up envelopes, taking checks out and depositing them.

    I kinda got booted out of my old shop about 3 years ago.
    (after 8+- yrs)
    There was all kinds of upgrades done by me,
    that the new owner thought were not.
    (plus she didn't like my dog...)

    anyway we found another place,
    for similar rent.
    It was one of the best moves,
    although forced.

    I still will never feel totally at home
    (business or home)
    in a rented location,
    but
    that callousness or incomplete comfort,
    is a drive to have your OWN place.

    Woed travels fast.....Come to find out the guy behind me wanted the building to add to his multi business...Its now goinf to be a lawn mower repair and sales joint???? The land lord must be jacking the rent up double to take that chance....
    fucking guys behind us knew all the time but said nothing of course!....Id like to really fuck em up..but Ill wait til were gona and watch all there business's fuck them selves

    Just walk away like a man..........not crawl away like a child.........

    I have some rental property. I was taught by my Dad (he has rental property too ) to be fair yet business like.

    His theory is to rent for 80 to 85 per cent of the market value. Then the renters have NO REASON to look for another place. After a few years they begin to get attached to the place and paint and take care of the place. They are "nesting". It's better for the rental property too.

    You come out better in the long run. Moving in/out tears up a house. You are without the rent while vaccant. You have to repaint and repair. It's a hassle. Rent for a little less, treat them fairly and they will be there a LONG time.

    When we moved out of our home in 1962......a lady and her husband moved in. She is still there (he passed on in 1995).
    I have one tentant that has been there 15 years...... [​IMG]

    No dirty deeds............it will come back to you...with interest......
