Thank you for your time, fellas!

I've looked for information like this in other areas and never found people that were as willing to talk about the nuts and bolts.

Its been a real eye opener!

i pay $875/mo. for a 20'X30' space plus office which is 20'x10'. This includes bathroom. After utilites and "maintenance fee"---which is use of the dumpster, it ends up being around $925 a month. Electricity and water isn't really that much.

Commercial liability insurance is about $500 per yr.

But i'm not in the car business----yet. i actually have what i think are better ideas than opening up a conventional car shop but i can't reveal them just yet because:

    1) i'm a jerk
    2) i'm selfish and i want the good idea/money for myself.
    3) i would like to try the idea first and reap the rewards, then i might tell or maybe not, but after the ball gets rolling and if successful everyone will find out about it anyways.

In my business I talk to a lot of people who think this way. but, if you really sit down and think about it, can you really make a sandwich for less than going out and buying one?

A foot long from subway costs 5 bucks and takes about 10 minutes.

to make your own sandwich at a minimum you need:

bread, typically you can't buy just one bun so you'll need a bag of six
meat, the store usually sells this by the 1/2 pound at a minimum
cheese, again you can't buy just one slice
mayo, gonna have to buy a jar full
    lettuce, by the head
a knife to slice the bun, spread the mayo and chop the lettuce

by the time you go to the store, construct the sandwich and clean up you'll have at least an hour invested in it.

I'm willing to bet it actually costs more to make my own sandwich, but sometimes I just like the feeling I get when I do something myself
